Terms of Service

These Terms of Service (the "Terms") govern your access to and use of PropertiesGPS (the "Service"), operated by LeadsGPS LLC ("we", "us", or "our"). By accessing or using the Service, you agree to be bound by these Terms. If you do not agree, do not use the Service.

PropertiesGPS is an informational platform that aggregates real estate listings, public records, and market data to help you research, evaluate, and compare properties. PropertiesGPS is not a licensed real estate brokerage, lender, or financial advisor. We do not represent buyers, sellers, or investors in real estate transactions.

You must be at least 18 years old and legally able to enter into a binding contract to use the Service. The Service is intended for users located in the United States.

To access certain features (saved homes, seller tools, the guided experience, etc.) you must create an account. You agree to provide accurate information and to keep your credentials confidential. You are responsible for all activity under your account. Notify us immediately at info@leadsgps.com if you suspect unauthorized use.

Property listings, valuations, rental comps, hidden cost estimates, and other data are sourced from public records, MLS partners, and third-party providers including RentCast, the Lee County Property Appraiser, MapTiler, and Mapillary. Information is provided "as is" and "as available." We do not guarantee the accuracy, completeness, or timeliness of any listing, estimate, or data point. Always verify information directly with the listing source, a licensed agent, and qualified professionals before making any decision.

Affordability calculators, financing scenarios, investor scores, cash-flow projections, and similar tools are provided for illustrative and educational purposes only. They are not financial, investment, legal, tax, or real estate advice. Consult a qualified professional before relying on any output from the Service.

You may submit content to the Service, including seller listings, property photos, contact form messages, and saved searches ("User Content"). You retain ownership of your User Content. By submitting it, you grant LeadsGPS LLC a worldwide, non-exclusive, royalty-free license to host, display, reproduce, and distribute your User Content for the purpose of operating and promoting the Service.

You agree not to submit User Content that:

• Infringes any third party's rights;
• Is false, misleading, or fraudulent;
• Violates fair housing, anti-discrimination, or other laws;
• Contains malware, spam, or unsolicited advertising.

You agree not to:

• Scrape, crawl, or systematically extract data from the Service without our written consent;
• Reverse engineer, decompile, or attempt to access non-public portions of the Service;
• Interfere with the Service, other users, or our infrastructure;
• Use the Service for any unlawful purpose.

The Service contains links and integrations with third-party websites and services (e.g., MLS sites, lender portals, mapping providers). We do not control and are not responsible for those third parties. Your use of them is governed by their own terms.

The Service, including its design, code, branding, and original content, is owned by LeadsGPS LLC and is protected by U.S. and international intellectual property laws. You may not copy, modify, distribute, or create derivative works without our prior written permission.

THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, LEADSGPS LLC AND ITS AFFILIATES, OFFICERS, EMPLOYEES, AND SUPPLIERS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, DATA, OR GOODWILL, ARISING OUT OF YOUR USE OF THE SERVICE.

You agree to indemnify and hold harmless LeadsGPS LLC and its affiliates from any claim, demand, loss, or expense arising out of your use of the Service, your User Content, or your violation of these Terms.

We may suspend or terminate your access to the Service at any time, with or without cause or notice. You may stop using the Service at any time. Sections 5 through 12 survive termination.

These Terms are governed by the laws of the State of Florida, without regard to its conflict of laws rules. Any dispute will be resolved in the state or federal courts located in Florida, and you consent to that jurisdiction.

We may update these Terms from time to time. If we make material changes, we will update the effective date above and, where appropriate, notify you. Your continued use of the Service after changes take effect constitutes acceptance of the updated Terms.
